The Scariest Thing About Buying Coastal Real Estate Isn't What You Think
Let's talk about something a little scary.
Buying coastal real estate.
And no, we're not talking about ghosts.
Although we're sure there are a few interesting stories there, too.
When people think about the scary parts of buying property near the coast, they usually think about storms, flooding, insurance, maintenance, or the general unpredictability of coastal weather.
And those things absolutely deserve attention.
But after spending a lot of time photographing homes throughout coastal North Carolina, we think there's another mistake that's easy to make.
Falling in Love With the House and Forgetting About the Community
A beautiful house can be hard to resist.
Great kitchen.
Beautiful backyard.
Amazing views.
Perfect photos.
You can walk through the front door and immediately think:
“This is it.”
But then you step outside.
And that's when the rest of the story starts.
What's the neighborhood like?
What's happening around the house?
How busy does the area get?
What does it feel like in the middle of summer?
What does it feel like when the tourists leave?
Is it quiet?
Social?
Walkable?
Growing?
Established?
Are there restaurants, shops, parks, marinas, or beaches nearby?
Those things can have just as much impact on your day-to-day life as the house itself.
Coastal Communities Aren't All the Same
One thing we've learned from working throughout the area is that “coastal” doesn't really tell you enough.
A beach community can feel completely different from a neighborhood a few miles inland.
One town can have a busy summer personality while another feels quiet most of the year.
One neighborhood can feel established and tucked away while another is changing almost every time you drive through.
And none of that is necessarily good or bad.
It just means the right community depends on the person.
Don't Just Tour the House
This is where we think buyers can sometimes get caught up.
You spend so much time looking at the house that it's easy to forget to look around.
Take a drive through the neighborhood.
Visit at different times of day.
See what the roads are like.
Pay attention to what's nearby.
Talk to people who actually live there.
And don't only visit when everything looks perfect.
Because a community isn't just what it looks like in a listing photo.
It's what it feels like on an ordinary Tuesday.
That's the Part We Get to See
One of the unique things about our work is that we spend a lot of time moving from one community to another.
We're there on busy days.
Quiet days.
Sunny days.
Rainy days.
Summer days.
And everything in between.
We get to see the little differences between places that can be difficult to understand from a listing alone.
And that's one reason we think the community around a property deserves just as much attention as the property itself.
So, yes — coastal real estate comes with some things worth taking seriously.
But perhaps the scariest mistake isn't buying near the coast.
It's buying a beautiful house in a community that isn't actually right for you.
Now that would be a nightmare.
